Vinland Crest is a discrete and secluded neighborhood located about 10 minutes North of Downtown Poulsbo.  Commuting times are short being only about 15 minutes to Naval Base Kitsap at Bangor.  Silverdale, which is the location for the Kitsap Mall, is just an additional 5 minutes from there.  It is also only about 25 minutes to the Bainbridge Island-Seattle ferry terminal or 20 minutes to the Kingston-Edmonds ferry terminal.

The average and median lot sizes are 0.43 Acres and 0.42 Acres respectively and most of the homes are well sited to provide privacy from neighboring properties.  There are also community & greenbelt areas comprised of 27 parcels totaling 36.04 Acres.

There are 65 homes in all of the divisions in Vinland Crest and a large majority of the homes here are 2-story, with only five (5) being one story ramblers. 

The first home was built in this neighborhood in 1995 and the last one was built in 1998,  with the average and median year built being 1996.

It’s important to note that while both the Tax Assessed Valuations and the Auto Valuation Models can be instructive about home values, these numbers may not be keeping pace in real time with what is actually occurring in the market at any given time. The AVM, values are calculated more recently than the Tax Assessed Values, but they are based largely upon a statistical sample and do not reflect special individual home features, upgrades or undocumented unique characteristics. The true market value is dependent primarily upon the recent most comparable sales, and then appropriate adjustments made.

This neighborhood has historically had a very low turn-over rate.  Throughout all of 2020.  Overall, this neighborhood has a very low turnover rate. Looking back from 2012 and the previous 5 years the average annual turn-over rate for homes here is about 2.5%.  This low rate also continued from 2013 through the beginning of 2021 with only 15 homes Sold during those 8+ years. which equates to an average time home owners here will likely stay is about 40 years! 

Reviewing the average number of homes sold here between 2003 – 2007,  shows that there were an average of 3.4 homes sold/year equating to an annual turn-over rate of 5.2%.  So during this period, the average time a homeowner would be expected to stay here was about 19 years! The number of homes sold/yr. dropped to 1.875 homes sold/yr. or back to an annual turnover rate of 2.8%.

During the high growth real estate boom years from 2003 to 2007, nationally the average time home owners would stay in a home was about 6 years.  Nationally as the housing market declined staring in late 2007, the subsequent 5 year period saw average times home owners stayed in a home increase to about 9 years, which is about where we are currently.

Home owners stay in the homes they buy in Vinland Crest at least 3 times longer than the national average, and currently it looks like that number has increased to about 4 times longer!  There must be something pretty great about living here!
