{"id":801,"date":"2012-03-13T15:30:40","date_gmt":"2012-03-13T22:30:40","guid":{"rendered":"https:\/\/mykitsaprealestate.net\/wordpress\/?p=801"},"modified":"2012-04-23T15:10:59","modified_gmt":"2012-04-23T22:10:59","slug":"port-gamble-kingston-and-hansville-real-estate-sales-prices-and-trends-for-february-2012-18-months-of-data","status":"publish","type":"post","link":"https:\/\/mykitsaprealestate.net\/wordpress\/2012\/03\/13\/port-gamble-kingston-and-hansville-real-estate-sales-prices-and-trends-for-february-2012-18-months-of-data\/","title":{"rendered":"Port Gamble, Kingston and Hansville Real Estate Sales, Prices and Trends for February 2012 &#038; 18 months of data"},"content":{"rendered":"<div id=\"attachment_800\" style=\"width: 310px\" class=\"wp-caption alignleft\"><a href=\"https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2012\/03\/PortGamble_Kingston_Hansville_RE_Data.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-800\" class=\"size-medium wp-image-800\" title=\"PortGamble Kingston and Hansville Real Estate Trends, Sales and Prices February 2012\" src=\"https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2012\/03\/PortGamble_Kingston_Hansville_RE_Data-300x256.jpg\" alt=\"Graph of 19 Months Real Estate data for Port Gamble, Kingston &amp; Hansville\" width=\"300\" height=\"256\" srcset=\"https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2012\/03\/PortGamble_Kingston_Hansville_RE_Data-300x256.jpg 300w, https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2012\/03\/PortGamble_Kingston_Hansville_RE_Data-1024x876.jpg 1024w, https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2012\/03\/PortGamble_Kingston_Hansville_RE_Data.jpg 1279w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a><p id=\"caption-attachment-800\" class=\"wp-caption-text\">PortGamble Kingston and Hansville Real Estate Trends, Sales and Prices February 2012<\/p><\/div>\n<p><a href=\"http:\/\/wp.me\/p1lMbw-dJ\" target=\"_blank\">Here is the March Data<\/a><\/p>\n<p>Welcome to our first monthly report about real estate sales, prices and trends in Port Gamble, Kingston &amp; Hansville.\u00a0 This graph paints an interesting picture which warrants some discussion about\u00a0the many factors affecting the real estate market in this area.\u00a0<\/p>\n<p>The first, of the factors which creates wide swings in prices, time on market and sales in the area are the\u00a0<strong><em>diverse property types<\/em><\/strong> found here.\u00a0 Within this area there is everything from\u00a0the <em><strong>more affordable &amp; higher density developments<\/strong><\/em> like <strong>Gamblewood, Shorewood and\u00a0Kingston Meadows<\/strong>;\u00a0 <strong><em>mid-range neighborhoods<\/em><\/strong> like <strong>Driftwood Key, Cliffside, &amp; Kingston Highlands<\/strong>; and <strong><em>Higher-end communities<\/em><\/strong> like <strong>Whitehorse, Presidents Point, Point-No- Point\u00a0View Estates &amp; areas along Twin Spits Road and Foulweather Bluff<\/strong>.\u00a0<\/p>\n<p>There is a lot of coastline in these areas, so relative to other areas in the County, there are <strong>a large number of waterfront properties<\/strong>.\u00a0 Much of the area is Rural so there are also many\u00a0homes on acreage, equestrian properties, properties combining both acreage and waterfront and fabulous view properties.\u00a0 Conversely, there are also a substantial number of affordable homes and properties in the area.\u00a0<\/p>\n<p>It appears that the regular large cycles in average prices and number of sales\u00a0was and is \u00a0affected by the relative property mix on the market and selling in any given period.\u00a0 The trend for sales and prices appears to approximately follow a 3 month cycle.\u00a0 When there are more affordable homes on the market, the number of homes sold increases and generally the average prices decline, however; some months there were large numbers of high-end luxury properties, so in those months there were large swings to the upside in all of the averages.\u00a0\u00a0 Another major factor,\u00a0as in all other areas in the County, when there were higher numbers of distressed properties including REO&#8217;s, bank owned foreclosures and short sales\u00a0sold in any given period, the average prices declined lower than they otherwise would have, as many of these sales were made at a substantial discount to\u00a0the\u00a0current market prices at the time.<\/p>\n<p>Thank You for visiting our blog.\u00a0 We hope you found this information useful or at least interesting.\u00a0 If you have any thoughts, questions or comments, we would love to hear from you.<\/p>\n<p>-Brian Wilson, Broker<br \/>\nJohn L.
