{"id":2025,"date":"2013-05-21T14:10:25","date_gmt":"2013-05-21T21:10:25","guid":{"rendered":"https:\/\/mykitsaprealestate.net\/wordpress\/?p=2025"},"modified":"2013-05-21T14:14:08","modified_gmt":"2013-05-21T21:14:08","slug":"bainbridge-island-real-estate-report-for-april-2013-sales-prices-trends","status":"publish","type":"post","link":"https:\/\/mykitsaprealestate.net\/wordpress\/2013\/05\/21\/bainbridge-island-real-estate-report-for-april-2013-sales-prices-trends\/","title":{"rendered":"Bainbridge Island Real Estate Report for April 2013: Sales, Prices, Trends"},"content":{"rendered":"<h3>The real estate market on Bainbridge Island continues to be very active, with 43 homes sold during the month of April 2013, which is exactly the low-end number we predicted in March.<\/h3>\n<div id=\"attachment_2029\" style=\"width: 280px\" class=\"wp-caption alignleft\"><a href=\"https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2013\/05\/BI_Graph_April_2013.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-2029\" class=\" wp-image-2029 \" alt=\"graph of Bainbridge Island Home Sales April 2013\" src=\"https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2013\/05\/BI_Graph_April_2013-300x242.jpg\" width=\"270\" height=\"218\" srcset=\"https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2013\/05\/BI_Graph_April_2013-300x242.jpg 300w, https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2013\/05\/BI_Graph_April_2013-1024x829.jpg 1024w, https:\/\/mykitsaprealestate.net\/wordpress\/wp-content\/uploads\/2013\/05\/BI_Graph_April_2013.jpg 1221w\" sizes=\"(max-width: 270px) 100vw, 270px\" \/><\/a><p id=\"caption-attachment-2029\" class=\"wp-caption-text\">Bainbridge Island Home Sales April 2013<\/p><\/div>\n<p>Perhaps one of the most significant developments reflecting the strength of the market here is that <span style=\"text-decoration: underline;\">the average asking price where an offer was received and accepted was above the average initial asking price for all homes sold during April!<\/span>\u00a0 <em><strong>This means on average, buyers were making offers above the asking price and there were many sellers receiving multiple offers for their homes.<\/strong><\/em><\/p>\n<p><strong>The median home price for April increased <span style=\"color: #008000;\">1.4%<\/span> from the previous month<\/strong> to <strong>$500,000<\/strong> which is also near the high monthly <strong>median price over the last 12 months<\/strong>, during which the monthly median price ranged from a <strong>low of $353,000<\/strong> in January 2013 to a <strong>high of $538,500<\/strong> in July of 2012.<\/p>\n<p>The average selling price during April dropped from the previous month from ~ $586,000 to approximately <strong>$547,000<\/strong>.<\/p>\n<h3><strong>Currently as of May 21, 2013 there are 170 Active listings (homes for sale) on Bainbridge Island.\u00a0<\/strong><\/h3>\n<p>Here are some interesting facts about these Active listings:<br \/>\n&#8211; <strong>only 7% are distressed<\/strong>, so distressed sales appear to be declining<br \/>\n&#8211; <strong>over 19%<\/strong> of these homes for sale are <strong>priced over $1Million<\/strong>.<br \/>\n&#8211; the <strong>Median<\/strong> Active listing price is ~<strong>$600,000.<\/strong><br \/>\n-The <strong>Average<\/strong> Active listing price is ~<strong>$862,000.<\/strong><\/p>\n<p>There were 7 distressed properties sold during April which is about <strong>16% of the total homes sold<\/strong> which is down from 21% in March and from reviewing the current inventory of homes for sale, it appears distressed sales will be significantly declining in the coming months.<\/p>\n<p><em><strong>A Preview for May:<\/strong><\/em><br \/>\nLooking at the current month-to-date data including the pending sales, we can make some predictions for the May data:<br \/>\n-It looks like the number of homes that will close in May will <strong>dip <\/strong>to about <strong>34.<\/strong><br \/>\n-It also appears that the Median selling price will also <strong>decline<\/strong> to about <strong>$475,000.<\/strong><br \/>\n-There have been quite a few higher end sales so the <strong>average selling price<\/strong> appears to be <strong>increasing<\/strong> and we estimate it will be <strong>approximately $575,000<\/strong> for the month of May 2013<\/p>\n<p>There are currently <strong>92 homes under contract<\/strong> in some &#8220;sale pending&#8221; status.
